NOTICE OF SERVICE BY PUBLICATION IN THE COURT OF COMMON PLEAS, DELAWARE COUNTY, OHIO CITIZENS BANK, N.A., ETC. PLAINTIFF, VS. SAM AZIZ, ET AL. DEFENDANTS. CASE NO. 24 CVE 11 1208 To the Defendants Sam Aziz, Noelle Aziz, the unknown spouse, if any, of Noelle Aziz and 2356 Belair Revocable Living Trust by and through its unknown trustee(s) whose last known address is 2356 Belair Court, Powell, Ohio 43065, whose present location is unknown and cannot with reasonable diligence be ascertained: Plaintiff has brought this action naming you as a defendant in the above-named Court by filing its Complaint on the 20th day of November, 2024. The object of the Complaint is to foreclose the equity of redemption under a mortgage against the following described real estate: 2356 Belair Court, Powell, Ohio 43065, PPN: 319-443-070-010-000 The relief demanded by Plaintiff is judgment against the subject real estate in the amount of $573,171.42 plus interest at the rate of 5.950% per annum from September 1, 2019 and late charges; costs, attorney fees and such other legal and equitable relief to which it may be entitled. You are required to answer the Complaint within twenty-eight (28) days after the last publication of this notice setting forth whatever right, title or interest you have or may claim to have in the aforementioned premises or be forever barred from claiming or asserting same. The publication will be published once a week for three (3) consecutive weeks, with the last publication to be made on the 26 day of APRIL, 2025. In case of your failure to answer or otherwise respond as permitted by the Ohio Rules of Civil Procedure within the time stated, judgment by default will be rendered against you for the relief demanded in the Complaint.
