Defendant Case No. 25-CVE-01-0093 In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, on the website, RealAuction.com at the following URL: https://delaware.sheriffsaleauction.ohio.gov/ , on Wednesday, the 23rd day of, July 2025, at ten o'clock AM, the following described real estate, to-wit: The Land referred to herein below is situated in the County of Delaware, State of Ohio, and is described as follows: Situated in the State of Ohio, County of Delaware, Township of Harlem, lying in Farm Lot 4, Quarter Township 4, Township 3, Range 16 United States Military Lands, and being 6.656 acres out of a 26.647 acre tract conveyed to Robert O. Kaufman, Trustee, by deed of record in Official Record 884, Page 2567 and Official Record 1018, Page 641, Recorder's Office, Delaware County, Ohio and being bounded and more particularly described as follows: Beginning for Reference, at a railroad spike found at the northeasterly corner of said Farm Lot 4 and the northeasterly corner of said 26.647 acre tract, at the centerline intersection of County Line Road (60 feet wide, County Road 51) and Robins Road (60 feet wide, Township Road 36); Thence North 86°28'55" West, a distance of 676.18 feet, along the line common to said 26.647 acre tract and said Robins Road, to a MAG nail set and the Point of True Beginning; Thence South 03°30'38" West, a distance of 857.89 feet, passing a rebar set at a distance of 30.00 feet, across said 26.647 acre tract, to a rebar set on the line common to said 26.647 acre tract and a 35.820 acre tract conveyed to Nelson A. Smith, by deed of record in Official Record 934, Page 1329; Thence North 86°10'41" West, a distance of 338.56 feet, along the line common to said 26.647 and 35.820 acre tracts, to a rebar set; Thence North 03°32'29" East, a distance of 856.10 feet, passing a rebar set at a distance of 826.10 feet, across said 26.647 acre tract, to a MAG nail set on the line common to said 26.647 acre tract and said Robbins Road; Thence South 86°28'55" East, a distance of 338.09 feet, along the line common to said 26.647 acre tract and said Robins Road, to the Point of True Beginning, containing 6.656 acres more or less, being subject to all easements, restrictions and right-of-ways of record. The bearings shown hereon are based on the bearing of South 03°26'57" West for the centerline of County Line Road, based on the Ohio State Plane Coordinate System, North Zone, NAD 83 datum (2011), taken from GPS observation. All rebar set are 5/8 inch DIA. 30 inches in length, with a red plastic cap stamped with the name "Landmark Survey".
